What "Factory-Direct" Actually Means for Your Renovation Budget
Every supplier says they have good prices. Almost none of them will tell you where their prices come from. So here’s ours, spelled out.
The cost you never see on a quote
A traditional furnishings supplier buys product in bulk, puts it in a warehouse, and waits for orders. That warehouse isn’t free: the building, the staff, the insurance, and the capital sitting on shelves all cost money every month. None of that shows up as a line item on your quote, but all of it is baked into your price.
When shipping and inflation costs surge, inventory-heavy suppliers are stuck holding expensive stock. Their carrying cost is dead weight, and it lands on your invoice.
How the direct model works
Crown Harvest doesn’t keep a warehouse. When you send us a project, your order is manufactured to your specification and shipped from the factory floor straight to your project site, by the container. Three things fall out of that:
- You don’t pay for storage. There’s no warehouse overhead to recover, because there’s no warehouse.
- You don’t pay a middleman. Goods move from production to your site without a distributor marking them up in between.
- You get exactly what you spec’d. Nothing is pulled off a shelf and “made to work.” It was built for your project, because your project is what it was built for.
Made to order beats made to stock
The hidden benefit of manufacturing to order is customization. When product is built for your project anyway, custom isn’t an upcharge; it’s just how the work gets done. Ceiling-fan globes manufactured by the thousand to match one property’s look. Blinds made to the window instead of trimmed to fit it. LED mirrors with Bluetooth speakers built into the glass, sized to your vanity run.
A fixed-catalog supplier can’t do that, because their business is selling you what’s already in the building.
What this looks like on a real project
Our typical engagement is a container-scale order for a multifamily, hotel, or student-housing project: cabinetry, lighting, mirrors, plumbing, shower glass, furnishings, or all of the above, coordinated to the construction calendar. The savings aren’t a discount; they’re structural. The costs everyone else builds into the price simply aren’t in ours.
